At Limestone Title & Escrow, we help you through the required title and escrow process that will transition your home out of your name and into the new buyers name.

Seller Process

As your title agent, Limestone will help get legal and financial documents in order to prepare for an effortless real estate transation.

1. Title Search

Limestone Title will perform a search to ensure there are no liens, claims, or other issues with the title. This includes checking for outstanding mortgages, tax liens, or other legal issues.

2. Address Title Issues

If any issues are found during the title search (e.g., unpaid taxes or claims against the property), these need to be resolved before you can proceed with the sale. Prepare and Review Documents: You'll need to review and sign various documents, including the deed, transfer tax declarations, and closing statement. The buyer will also review documents related to the property's title.

3. Settlement Statement

This document outlines the financial details of the transaction, including the sale price, closing costs, and any adjustments. Both the buyer and seller review this statement before closing.

4. Closing

On the closing date, you'll sign the final documents, including the deed transferring ownership to the buyer. The title company will handle the disbursement of funds, paying off any existing mortgages, and recording the new deed with county.

5. Transfer of Ownership

Once the paperwork is signed and funds are transferred, ownership of the property is officially transferred to the buyer. The title company will record the new deed with the appropriate government office.

6. Receive Payment

After all the documents are finalized and recorded, you'll receive the proceeds from the sale, minus any outstanding debts or fees.

Current drivers license, ID or United States Passport: Due to the Patriot Act, we must verify your identiy on closing day

Keys / Garage Openers

Provide all keys to the property, including those for doors, mailboxes, and any garage openers.

Utility Information

Details about utility providers (e.g., electric, water, gas) and account numbers can be helpful for transferring or closing accounts.
