Title Processing
As your title agent, Limestone will help get legal and financial documents in order to prepare for an effortless real estate transation.
1. Offer Accepted & Title Ordered
The title search begins once your accepted offer makes it to our office. This is the first step in the process and it allows our team to evaluate the legal and financial position of the property.
2. Escrow Agent & Title Work
During the title search, Limestone's attorney's research the history of the property and the owners to review the pending property's financial standing. In this process, we work with the sellers to clear liens against the property (such as their current mortgage) so that you, as the new owner, assume ownership in a "free and clear" position. In addition to managing title, Limestone serves as a third-party escrow agent to handle the transfer of funds between buyers and sellers.
3. Clear to Close
A real estate transaction is in good order to move forward when it receives the "Clear to Close." At this time, Limestone works with you, the buuyer, and th sellers and agents to find a time to come together for the closing.
4. Closing
The real estate transaction becomes official when the closing occurs. During this time, sellers sign off on the transfer to the buyers, and buyers sign off on all legal and financial paperwork indicating they are the new owners of the property. Limestone handles the recording with the county clerk so you can move forward with settling into your new property.
